Your Spring AC Maintenance Checklist – What to Look for
It’s time for some spring cleaning. Time to deep clean the carpets and rugs. Clear out junk from your attic, basement, or garage. Wipe down the ceiling and wash the windows.
But what about your AC system?
There are many benefits to adding your AC system to your spring cleaning checklist. By doing some simple maintenance tasks, you’ll boost your system’s efficiency, which will help save on your monthly energy costs.
However, the greater benefit is to the longevity of your air conditioning. Keeping up with maintenance is the best way to get the most out of your AC system for as long as possible. By regularly servicing your AC, you’ll extend your system’s lifespan in the long term while improving the air quality inside your home in the short term.
Spring is the best time to perform these simple maintenance tasks, before your AC begins running at full capacity to keep you cool throughout the height of summer. This is key, because beside boosting performance, you may also catch smaller issues with your AC before they become larger, more expensive problems later.
Intense summer heat strains your system, which will exacerbate small problems quickly, and make the time waiting for repairs all the more uncomfortable. Here’s our complete checklist to make sure your system is ready for hot days of summer..
Spring AC Maintenance Guide
- Replace Your AC Filters: This is an easy task to do that will make an enormous difference. While you really should be replacing your filter every 90 days or so, if it’s slipped your mind, then there’s no time like the present. A new filter will not only improve your air quality and boost efficiency, but it’ll prevent your AC system from straining, thus reducing wear and tear, and avoiding damage.
- Clean Out Vents and Vent Covers: This is another simple way to make an impact on your home’s air quality and comfort. Over time, lint, dander, and other particulates will get caught as they flow through the air vents, building up and impeding air flow. To reduce blockage, remove your vent covers and clean them off using a brush or rag. You can also use a broom or brush to sweep out dust and lint from the air duct walls. Finally, make sure no furniture is blocking the vents, which can affect cooling throughout the room. If you’re experiencing an exceptional amount of dust or buildup, consider a professional duct cleaning.
- Test the Thermostat: First, ensure that it is on and working. Is the display dim or inconsistent? If so, you may need to replace the battery or check for loose wiring. Next,set your thermostat low, then walk around your home. Did your AC unit kick on? Is air flowing equally into each room? Does each room feel the same temperature? If not, you may need a professional to inspect your system. If you’re feeling like your thermostat isn’t accurate, a simple indoor thermometer (which can be bought at your local hardware store for somewhere between $10-20) can help see any discrepancies. If it’s off, then it’s time to call in help
NOTE: if your AC is in a difficult to reach spot — like your roof — consider having an HVAC tech perform these next checklist items.
- Check for Unusual Noises in the AC Unit: Put an ear to your AC unit while it’s running and listen for any rattling, squeaking, or creaking. A strange noise (or smell) coming from your AC unit could mean a loose or damaged part that needs repair or replacement by a professional.
- Clean and inspect the condenser unit: A dirty outdoor condenser unit can’t efficiently pull heat from your home, meaning it needs to work overtime. Much like changing the oil on your car, this is one of those things that you can do yourself but might want to have done by a professional for ease and safety. For the more handy, this cleaning can be done with a soft brush and hose (remember to brush and spray downward across the fins and slats, not in), but if you’re unsure, call in some ac maintenance help. While you’re out there checking the unit, cut away any vines, branches, or plants growing on or near the housing that may block the intake.
- Check the Evaporator Coil: Over time, the evaporator coil (located near the blower) may accumulate dirt, or start to grow mold due to the moisture, which will limit its effectiveness, shorten your AC’s lifespan, and affect your indoor air quality. If you do find dust or mold on your evaporator coil, we recommend calling a professional to clean it rather than attempting it yourself.
- Clean Out the Condensate Drain Line: The growth of algae or mold can block your condensate drain line. If the line becomes clogged and backs up, it can cause water damage or a system shutdown. If your condensate drain line is clogged or dirty, you can flush the line using either a vinegar solution or store-bought cleaner.
By going through this checklist, you’ll have your AC ready to keep you cool throughout the spring, summer, and into the fall. Professional AC Maintenance Checklist
While scheduling an AC maintenance check with a professional costs more than DIY spring cleaning, you do get what you pay for, and that value can translate into greater savings down the line. - Inspect blower assembly, motor, and capacitor.
- Clean the outdoor condenser coil.
- Check compressor amps, starting and running.
- Check combustion blower housing for lint and debris and clean as necessary.
- Inspect evaporator coil, drain pan, and condensate drain lines.
- Check air filters.
- Inspect conditioned airflow system (ductwork) and check for leaks.
While Your System is Operating
- Monitor system starting characteristics and capabilities.
- Listen for abnormal noise.
- Search for sources of unusual odors.
- Monitor air conditioning and heat pump systems for correct refrigerant charge.
- Monitor gas furnace manifold gas pressure and adjust as needed.
- Check vent systems for proper operation.
- Monitor system for correct line and load volts/amps.
- Monitor system operation per manufacturer’s specifications.
System-wide Inspection
- Inspect and tighten all electrical connections and terminals.
- Ensure correct supply voltage at rest, start, and run.
- Build up on internal components, like heating coils or dishwasher arms.
- Clean, level, and calibrate thermostat. Set the thermostat heat anticipator.
- Examine the complete system for code violations and possible safety problems.
- Advise on other ways to reduce energy consumption, improve safety and enhance comfort.
- Complete and present full written report.

This week I learned that it’s best to rely on the pros. I ordered a toilet from my local hardware store, found out it was too large, ordered a smaller toilet, took off my old toilet, tried to install the new one, one of the bolts came loose, then looked up a potential flange replacement and threw in the towel at the skill required.
Junior Gonzalez (Goettl) came the next evening, replaced my wall inlet valve and began the reinstallation. He found that the flange did indeed need to be replaced, but that required soldering due to my older house’s lead pipes.
Richard Wenzlaff (also with Goettl) came the next day and finished the installation (including soldering pipe repair and flange installation).
Great people. Very courteous and patient. Very thorough: they checked water pressure and dbl checked their jobs. Would recommend and call again.

Michael did a great job for us today. Our sewage line was completely blocked by roots. He showed me with the camera and educated me on what was happening to our old iron cast line. He knew what he was doing, the what, the why is this happening. This is going to be a major project having to replace the entire line and he informed me on how this process works and the time and effort and safety it takes to replace a line. Had Andrew come out to remove garbage disposal and repipe sink. He also swapped out 13 emergency water shut off valves in 3 bathrooms.
Andrew was professional, courteous and expedient. He did have to run out to get some supplies. He stayed until 7pm to complete the job on one trip.
May 2023 update. Technician Steve came today to do the summer rejuvenation. Friendly and professional tech. Explained the process and findings. Both systems are new, so everything checked out good. Did a god cleaning of coils and now all set for the summer season. Had them out for fall prevention service and to review the systems that are here. I just bought the house and needed to understand what was in place.

We ordered a new refrigerator from Lowe’s. When they delivered it, they said they could not install the water line. We were not familiar with plumbers so we asked our neighbor who did the plumbing in his new shower. He said Goettl and he was very happy with the results. I called them they sent out a wonderful servicemen, Gerardo Gonzalez. The builders had used 3/8” pipes and Lowe’s seemed to only have 1/4” connectors. Michael provided excellent services, over 2 days. On the first day, he repaired an irrigation leak, cleared a kitchen drain, replaced a garbage disposal and a kitchen faucet. We have been Sadi club members for years. The service is excellent from the customer service representatives that answer the phone to the individual technicians that come out to your home. Two years ago we replaced our AC unit and went with a Goettl installation after years of having them maintain our older unit.
This past week our service technician was Andrew Morgan and he is such a friendly, knowledgeable, and skilled technician. He spent time making sure the job was done correctly and he explained it in terms that I could understand. Not only is our unit functioning even better than before, I also gained knowledge of how the system works.

When he found the unit was functioning at 35%, he continued to search for the reason why. He replaced the capacitor and cleaned the coils which improved the function. We called on a Saturday and thankfully Christian Acosta was the one on call to help us out. He was knowledgeable, kind, super patient with our very curious child, and did absolutely everything in his power to get our AC back on. Unfortunately the blower motor was toast. He got us set up with a window unit for the time being and. Fast forward to today, Wednesday, and Christian and Ian came to install a new blower motor for us. Both gentleman were wonderful! They kept us informed of the process and what to expect as they replaced the parts. Our house is already cooling back down and I have Christian and Ian to thank for that! They did inform us of a military discount, which was very helpful, and they insured the entire process was as streamlined as it could be. If we ever need assistance in the future, I will be calling and asking for Christian and Ian because I know they will ensure that our HVAC system has been treated with the highest quality of service. They also brought our son an adorable plushie of Sadie, the Goettle mascot, and a flashlight. Its comforting to know that when Christian and Ian are on the job, you'll be taken care of as if they were working on their own homes.

It was a pricey fix and I respected Stanley more for being situationally aware that my wife and I needed to talk in private. We have had Goettl of Tucson service for about a year and thank goodness we had them to call when our AC failed and had a condensation leak in the attic . Goettl sent ROBERT out right away. He did a thorough inspection and informed us of what we already felt we needed to do with our old system. He sat down with me and went through the pros and cons of repairing the old vs replacement. Bobby Smith is great at explaining the options I have with my AC and Heater. He also let me know about the maintenance plan which is going to be great for me so I can always keep up to date with the AC and the heater. Also I didn't know that you did plumbing and he said I could get plumbing work done too so I am going to do that right away. I liked the photos that were taken to explain the situation on where I am at with the unit. All in all it was the best technician experience I have had since becoming a home owner in 2010. I would highly recommend Geottl and Bobby to anyone because of getting things right the first time, going out of his way to help, following up and keeping promises, and great product and technical knowledge. I'm not super informed on my home machines so it is comforting to be in good hands.
